My policy is very simple...I do not accept listings outside my specialized service areas, and I never take a listing I would not buy myself if I were in the market for a home with the same features, amenities, location and appeal of every one of my listings at the price the owners are willing to sell.
If I don't believe I can get a price for the property that is reasonably close to what the owners want or need, I will advise the owners before accepting the listing so as not to mislead them as to my opinion of market value based on recent comparables, and my extensive experience in my specialized market areas.
Although my tract record is to set market values above those of many other agents for those very best properties as these properties often appeal to the buyer that has discriminating taste and looking for the very best property or a unique home with special features that are not typical and market value is not determinable by the price per square footage method that most brokers or agent use to determine offering price.
